Plot Summary

Mollie Luck is a 26-year-old entrepreneur living in Dallas, Texas; she is the co-founder of Bellamy Brooks, a brand dedicated to high-fashion cowboy boots. Mollie has been raised by her mother, Aubrey, and has had virtually no contact with her estranged father, Garrett Luck (who is the owner of Lucky Ranch, a large and profitable cattle ranch). Aubrey and Garrett divorced when Mollie was young, due to conflict over whether to live in Dallas or on the ranch. When Garrett dies suddenly, Mollie goes to the small town of Hartsville for the reading of his will. She is ambivalent about the loss of a father she never knew but hopes that her inheritance will allow her to invest in her struggling business.

At the office of Garrett’s attorney, Mollie meets Cash Rivers, the ranch’s foreman. Garrett’s will grants Lucky Ranch and a monetary trust to Mollie but Cash angrily objects, stating Garrett had promised the ranch to him. The will comes with a stipulation: to access the trust, Mollie must live on and actively manage the ranch for one year. Mollie is distressed by this strange requirement as it will disrupt her life in Dallas and her fledgling business. Meanwhile, Cash is enraged by the will, certain that Mollie will sell the ranch and ruin the livelihood he has built for himself and his four younger brothers: Wyatt, Sawyer, and the twins Ryder and Duke. After Cash’s parents died when he was 19, Garrett became a father figure to the Rivers boys, hiring the brothers to live and work on Lucky Ranch. Cash had planned to use the ranch’s income to restore his own family’s dilapidated property, Rivers Ranch.

Mollie returns to Dallas, unsure how to proceed; her mother offers to help her with a legal case to challenge the stipulations of the will, but this will take time. As the finances of her business worsen, Mollie decides to return to Hartsville and attempt to fulfil Garrett’s stipulations. Since she will receive a stipend for every month she lives on the ranch, this money will provide funds she can invest in her business to attempt to keep it alive. Mollie moves into the “New House,” a mansion Garrett built for Aubrey before their divorce. Cash plans to make her stay as difficult as possible.

Mollie meets the various ranch staff and community members, intrigued by the warm and caring dynamic that exists among them. Cash continues to behave coldly and disdainfully toward her, but she has the chance to observe him showing caring and loving characteristics, such as when he interacts with his young niece. As they work together on the ranch, Cash and Mollie begin to get to know one another. Mollie confides in him about her fractured relationship with her father, which was heavily influenced by her parents’ bitter divorce, while Cash shares memories of Garrett. Both of them secretly begin to desire the other but recognize that their circumstances make it inadvisable to begin a relationship.

Mollie immerses herself in ranch life, determined to prove herself. Cash grudgingly begins to respect her work ethos and tenacity. Feeling overwhelmed by her growing attraction to Cash, Mollie invites Palmer (a man with whom she has a casual relationship in Dallas) to the ranch for the weekend. Cash becomes intensely jealous at the prospect of Mollie being with another man. Cash and Palmer end up getting into a physical fight at the local bar, leading to Cash and Mollie eventually confiding their feelings to one another. The two of them begin a sexual relationship and Mollie begins secretly staying at Cash’s cabin every night. Their relationship deepens. A week later, Cash realizes he is in love with her.

One evening, Mollie gets a call from her mother: the will’s stipulation has been overturned. Simultaneously, she realizes her period is late and tells Cash she might be pregnant. He remains calm and supportive, but the test is negative, leaving them with mixed emotions. In the aftermath, Cash confesses his love for her. Mollie reciprocates but then reveals she is now free to leave and feels she must return to Dallas to pursue her business venture.

Heartbroken, Cash agrees to accompany Mollie to Dallas. He comes up with a solution which he presents when he and Mollie have lunch with her mother: building a Bellamy Brooks design studio at Lucky Ranch and establishing a life where he and Mollie can jointly manage the ranch while she also works on her brand. Moved by his support for Mollie’s dreams, Aubrey gives them her blessing. Back at the ranch, Mollie proposes they merge their properties into “Lucky Rivers Ranch,” making them equal partners. Cash accepts on the condition that she marry him, and she joyfully agrees. The novel ends with a confrontation between Cash’s brother Wyatt and John B. (the ranch veterinarian and Sally’s father), setting the stage for the second novel in the series.
