In the exclusive lakeside community of Lakeview Terrace in North Carolina's Blue Ridge Mountains, Dr. Graham Bigelow and his wife, Eliza, project the image of a perfect family. Graham is chief of surgery at Mercy Hospital; Eliza is a polished hostess who leads the school's Parent-Teacher Association. Beneath this surface, Graham routinely beats Eliza, always avoiding her face, and turns his violence on the children. Eliza not only tolerates the abuse but later insists their dynamic is passionate rather than abusive.

Two days before Christmas 1998, fourteen-year-old Zane and twelve-year-old Britt come home from school to find their father attacking their mother. When Britt screams for it to stop and Graham turns his rage toward her, Zane charges him. Graham beats Zane unconscious, breaking his nose, blackening both eyes, and leaving him concussed, then locks him in his room. That night, Britt sneaks Zane a sandwich and confides her belief that their parents do not love them. Zane abandons his plan to run away, realizing he cannot leave his sister unprotected, and lies in the dark holding a baseball for comfort—a habit he will carry into adulthood.

Zane's aunt Emily Walker, Eliza's younger sister, manages the family's lakeside bungalow rental business across the lake. She tries to visit Zane but is turned away by Graham and Eliza with fabricated excuses the community accepts without question. Privately, Zane begins documenting every incident of abuse in notebooks hidden behind the air vent in his room. He asks Dave Carter, the father of his best friend Micah and a local emergency medical technician, to teach him weight training under the pretense of preparing for baseball. Dave becomes an unwitting surrogate father figure.

At fifteen, Zane returns home from a school dance four minutes past curfew. Graham uses the infraction to strip away Zane's baseball privileges, then escalates to violence. When Graham backhands Britt for the first time, Zane fights back with the strength he has built. Graham throws him down the stairs, shattering his elbow in three places. Before Graham can stop her, Britt calls 911; Graham then sedates her with a syringe from his medical bag. He manipulates Chief of Police Tom Bost into believing Zane attacked the family, and Eliza corroborates the lie. Despite objections from Dave and the treating physician, Zane is handcuffed and transported to Buncombe, a juvenile detention center.

That night, Britt escapes her hospital room, calls Emily, and flees down the stairwell in bare feet. Emily drives her to the Asheville police station, where they meet Detective Lee Keller. Britt tells him everything, and Dave arrives with Zane's hidden notebooks. Lee corroborates key details with resort staff and other witnesses, then arrests Graham on charges including child abuse, spousal abuse, and assault, and Eliza on charges including child abuse and filing a false police report. He personally releases Zane from detention. The boy walks through the gates to find Britt and Emily waiting.

Emily gains permanent custody of both children. Graham receives 15 to 20 years; Eliza, who cooperates with prosecutors, receives 5 to 10. Lee falls in love with Emily during the case, becomes Lakeview's police chief, and marries her; they have two sons, Brody and Gabe. Despite surgery on his shattered elbow, Zane cannot recover the range of motion needed for competitive baseball, ending his lifelong dream. Inspired by Lee, he channels his purpose into becoming a prosecutor. Britt becomes a child and family therapist and marries Silas Norten, a Lakeview police officer.

In February 2019, Darby McCray arrives in Lakeview seeking a fresh start. She and her mother ran a landscaping business in Maryland until her mother was killed in a hit-and-run the previous year. Darby rents a bungalow at Walker Lakeside and proposes landscaping one cabin at her own expense to demonstrate her skills. With her first employee, Roy Dawson, she transforms the grounds, and Emily contracts her for all remaining bungalows. Darby hires additional crew and makes an offer on the Hubbard property for her business headquarters.

Meanwhile, Zane returns to Lakeview after eight years as an assistant district attorney in Raleigh, driven partly by news that Graham will likely make parole. He opens a private law practice and buys a glass-and-stone house on the ridge above the lake. Darby becomes his first nonfamily client, and their professional relationship evolves into a personal one. Over beer and pizza, they exchange their histories: Darby reveals her ex-husband, Trent Willoughby, beat her severely until she fought back with kung fu she trained in after the first attack. Their relationship deepens, though Darby resists moving in, needing the independence of her own space. She also adopts General Zod, a fiercely loyal rescue dog.

Graham makes parole after eighteen years. Within days, he resumes beating Eliza. After a brutal assault, she dies of a brain bleed. Rather than calling for help, Graham plans revenge against those he blames for his imprisonment. He drives to Lakeview and throws rocks through windows at Zane's office and other properties to draw Zane away, then charges into Zane's house when Darby opens the back doors to investigate. She fights Graham off with her martial arts training, breaks his nose, and restrains him until police arrive. Graham faces second-degree murder charges for Eliza's death along with aggravated assault, ensuring he will die in prison. Zane visits him in the hospital and delivers a calm, final rebuke, freeing himself from the psychological hold his parents maintained over him.

Zane also grows concerned about Clint Draper, a belligerent man who visits Zane's office with his wife, Traci, seeking legal help; Zane refuses the case but recognizes signs of abuse in Traci's behavior. On the night of July 4, after Zane hosts a large party on the ridge, a drunk and drugged Clint vandalizes Zane's office and Darby's house, then fires a rifle through the terrace doors of Zane and Darby's bedroom. Zane rolls Darby to the floor and calls 911. An unknown assailant kills Clint with a rock; the body is found floating in the lake at dawn. The following morning, Darby finds Traci limping along a back road and brings her to Zane, who arranges police involvement, medical care, and shelter placement.

Meanwhile, Brody Keller, Emily's teenage son, grows suspicious of a bungalow guest calling himself Bingley, a supposed English professor who owns no books and plays video games instead of writing. Zane searches for the name at colleges and finds no matches. Darby notes that a man she spotted sailing past one of her job sites matches Brody's description, adding urgency to the investigation. Subtle signs of intrusion at Darby's house, including surfaces wiped clean of fingerprints, suggest a careful stalker rather than a random intruder.

On a workday morning, Darby stops to help a seemingly stranded motorist who turns out to be Trent, disguised and living at the bungalows under the alias Bingley. He punches her unconscious and takes her to Bungalow Five. Tied to a chair, Darby listens as Trent confesses he killed her mother by running her down with a stolen car and killed Clint Draper by following the vandal to Zane's property and crushing his skull. He intends to kill Darby and then Zane. When Darby fails to arrive at work, Zane finds her abandoned truck with Zod howling inside. Connecting Brody's suspicions to the failed searches and the mysterious sailor, he drives to the bungalow and texts Lee. Zod's howling draws Trent onto the porch with his gun; Zane steps from behind a tree and throws his baseball into Trent's face. As the gun flies free, Darby rams Trent from behind with the chair she is still tied to. Lee arrives moments later.

Trent survives and faces murder charges ensuring life imprisonment. Darby works through her grief, recognizing that these horrors are not fate but the acts of specific, violent people. The community rallies around the couple. Darby tells Zane she loves him and accepts his proposal for a Labor Day wedding on the veranda. They sit together watching the sunset over the lake as the dog sleeps at their feet.
